Home builders in Eagle Ridge must be approved by the Developer. Noted below are the main criteria that the developer will use to evaluate a builders’ suitability. Persons who wish to build their own homes must also meet these same criteria (except for a new home warranty program) in order to be approved as a builder of their own home.
- Financial Strength. We will require references from at least one financial institution as to the financial viability of the company or the individual. We will specifically be noting the available working capital and the track record of the builders or the individual with their financial institution.
- For builders who sell to others, we require evidence of coverage by Alberta New Home Warranty Program or an equivalent program. The builder will need to provide a contact person at the warranty program of his choice. Although strongly recommended, persons who build their own house for their own occupancy may choose not to provide this coverage. We can provide contact information for individual coverage.
- All new home plans must be submitted to the Architectural Control Consultant for review and approval based on the terms of the Community Architectural Guidelines. The Guidelines and the contact information to achieve this are on our web site at www.liveateagleridge.ca. You are encouraged to get information on your proposed home submitted as soon as possible.
- Ability to Perform. Trades and supplies are tight in Fort McMurray. We will need some evidence of your ability to access trades and suppliers. This could be in the form of letters from trades and suppliers noting that they have worked with you in the past and are willing to work with you again on this project. We also need to know how many houses a builder has constructed in the last few years. This would give us a sense of the ability to attract the needed support. Individuals with no experience should declare this.
- References. Builders are required to supply us with references for houses built and delivered in the past year. We want to talk to the owners about performance, time of delivery and warranty work. Individuals should explain their ability to complete the construction program.
- All builders must apply for and receive a development permit and a building permit from the Municipality, and must follow all municipal regulations in the construction of the building.
Depending upon the information supplied, the developer reserves the right to ask additional questions of the proposed builder. Builders entering into agreements with individual owners of lots will be required sign a Confirmation and Acknowledgement Agreement between the builder, the lot owner and the developer prior to commencement of construction.
