Have the development permits been approved? Yes. Construction has been completed on the first three buildings and possessions are underway now. Construction of the fourth building is nearing completetion and possessions are expected by summer 2008. Additional buildings as well as townhouses and duplexes will be released in the Spring of 2008 and onwards. Check the web page under Condos, Semi-Detached and Townhouses for availability and details of these new projects. What is an STC rating? How does it work? The Sound Transmission Classification is a rating that is measured by the application of a combination of building materials. It is based on the integrity of the wall, floor and ceiling assemblies. The standard STC rating is 50. STC ratings are tested and confirmed on site by an acoustical engineer. How are the demising walls constructed? The demising walls are compromised of precast concrete, a 1" airspace, insulated steel studs and drywall to both sides of the concrete. What are the main differences between concrete and wood frame construction? Sound transmission, fire ratings, floor systems, shrinkage and building settlement. What is the thickness of the concrete floors? Approximately 9 ½" total. Can interior walls be moved or can the suite plan be redrawn? We prohibit all interior wall or structural suite plan changes. What are the storage locker dimensions? Storage locker dimensions depend on the assigned unit, but vary in size from approximately 3 ft x 5 ft and larger. What is the balcony surface finish? Balconies are to be finished in smooth concrete. What is the underground parking clearance? We strive for a seven-foot clearance, subject to the requirements for mechanical equipment. What amenities will be available at the car wash bay? Likely there will be a sprayer soap combination unit but this will need to be determined by the condo board once it is established. Yes several of the window panels open. Will it be possible to hear my neighbors between walls, or floors? Although concrete construction is far superior for diminishing sound transmission, likely there will always be a small amount of sound transfer. Is there a showerhead attachment above the tub? Yes. Other than the entry doors are interior suite doors "solid core"? Interior doors are hollow core slab doors that match the design of the suite entry door. How do I access my mechanicals in my suite? Each suite is complete with an access panel for maintenance access of all mechanicals. What security features does this building have? All entrances are secured with a security camera in the lobby and an intercom system which is opened by residence to visitors, and residence will only be able to access the underground parkade by a overhead door remote. Will there be furnishings in the multi purpose room? This will be a decision made by the Condo Board. Where will I deposit my garbage? A garbage room is provided in the parkade. Where is the visitor parking located? There is ample visitor parking in front of each building for visitors to utilize within specified hours. What do condo fees go towards? Condo fees cover costs for heat, water, and electricity in common areas, air conditioning of the common areas, management fees, security, maintenance, parking, snow removal, garbage removal, a reserve fund and insurance. How is electricity in my condo managed? Suites are on an individual suite-metering program, which means you will be billed monthly for your personal use only and all common property electricity will be included in your estimated condo fees. What will you require for a deposit? A $5000.00 deposit is required and this must be sent with the reservation agreement (the preliminary document). This will hold the condo unit for you while you review the Condo documents. If you decide to purchase we will also require an unconditional mortgage approval commitment from a financial institution. Will I be required to provide the builder with my mortgage approval? We request mortgage approvals for all purchases within 10 business days after your contracts have been signed. In some instances, such as a cash sale, mortgage approvals can be waived, but any changes to this mortgage approval requirement must be approved by the Vendor in its absolute discretion. When do I pay the balance of the cost of my home? On closing you will be required to pay the balance of your purchase. In the Offer to Purchase Closing is defined as the date you take Occupancy of the Unit. You will be required to do a walk through of the Unit before this date. Do you have a warranty program in place? Units will have an extensive warranty through The National Home Warranty Program. What will my property taxes be? Customarily property taxes are approximately .05% (one half of one percent) of the purchase price or estimated value of your home. Since this is a new project we have no tax history to provide purchasers. You can check with the Regional Municipality of Wood Buffalo to see if they can provide a more accurate estimate. Do I qualify for a rebate on GST? There is a program for rebates on GST for purchases up to a maximum of $450,000. As a part of the Closing proceedure you will be contacted by the legal advisor for the Vendor to determine the process to receive the appropriate rebate.
